Questions

Do I need a written buyer agreement?

Yes. Since August 17, 2024, agents in NAR-affiliated MLSs must have a written agreement with a buyer before touring a home. It states the agent’s compensation as a clear amount. Commissions are not set by law and are fully negotiable, and I walk you through every line before you sign.

What should I check on a Florida condo?

Florida law requires milestone structural inspections for condo buildings three stories or taller as they age, and a structural integrity reserve study. I request the association’s documents, budget, reserves and any special assessments so you see them before your deadlines.

What is the Florida homestead exemption?

If the home is your permanent residence on January 1, you can apply for up to $50,000 off its assessed value (the second $25,000 doesn’t apply to school taxes). You apply with the county property appraiser; in Broward that’s the Broward County Property Appraiser.

Can you help international or Spanish-speaking buyers?

Yes. I work fully in English and Spanish and can tour homes by video call before you fly in.
